New Taipei City has taken a further step in advancing its metro-centred urban development with the signing of a new investment contract for two major transit-oriented projects along the Tucheng–Shulin MRT Line. The projects, located at exits A and B of LG16 Station, are part of a broader initiative by the New Taipei City Department of Rapid Transit Systems (DRTS) to stimulate local development and modernise public transport infrastructure.

A signing ceremony was held this morning at the Hilton Taipei Sinban Hotel, where Sinyi Development Co., Ltd. was officially announced as the preferred investor. The contracts were signed by DRTS Commissioner Li Cheng-An and Sinyi Development Chairman Chou Chun-Chi, in the presence of New Taipei Mayor Hou You-Yi. The total investment is estimated at TWD4.5 billion (approx. USD 140 million), with completion targeted for 2032.
Culturally-inspired design and sustainable architecture
Mayor Hou You-Yi highlighted the symbolic and functional significance of the development. “The LG16 Station projects represent two of the three sites that have already completed the investment process for the Tucheng–Shulin Line. The building design incorporates imagery reflecting Shulin’s cultural heritage, transforming historic irrigation maps into flowing architectural patterns across the façade—representing the streams that once nourished the area,” he said.
The developments at exits A and B will each feature a 27-storey residential tower with five underground levels. The buildings will provide approximately 6,900 and 8,300 ping (about 22,800 and 27,500 square metres) of floor space respectively, totalling around 50,300 square metres. The combined developments are expected to accommodate around 1,400 residents and will meet high standards for sustainability, having been designed as green buildings with Gold-Level Smart Building certification.
In addition to the residential towers, Sinyi Development will construct the station exits concurrently with the buildings. This integrated approach will allow for early return of property to landowners who provided land for the station entrances. The two station access points will together span 1,074 ping (approximately 3,550 square metres) and include a full range of metro facilities such as ticketing halls, retail areas, restrooms, accessible lifts, escalators, plant rooms, staff areas, and storage spaces—all to be delivered in tandem with the line’s opening.
Nine sites in total for transit-oriented development
Commissioner Li Cheng-An explained that the Tucheng–Shulin Line includes nine planned metro development projects, expected to attract a total investment of approximately TWD38.2 billion (approx. USD 1.18 billion). Three projects—at LG17 Station and LG16 Station’s exits A and B—have already secured investors. Three others (LG15 Station Exit B and LG19 Station Exits A and B) are currently open for tender, with bid openings expected in September. The remaining three sites are undergoing urban planning adjustments.
Li noted a significant shift in approach compared to previous MRT projects. “Traditionally, property developments were built after the MRT line became operational. However, on the Tucheng–Shulin Line, we are advancing integrated developments that combine exit construction and property development simultaneously,” he said.
He added that this strategy allows landowners, who have provided land for the construction of exits free of charge, to benefit sooner from the returns of their property investment. “New Taipei continues to promote a rail-oriented economy, expanding metro coverage and improving quality of life by creating more liveable, well-connected communities.”
